An oceanfront beach house renovation of this scale required intelligent design plans to ensure every addition and modification enhanced the home’s function but also complemented its existing coastal architecture.

The oceanfront home in Duck focused on making the most out of the existing space and incorporating changes that unite each floor aesthetically. Here is a breakdown of what we tackled floor by floor:

  • Ground Level: Entryway, elevator installation, new staircase, foundation work.
  • First Floor:Half-bathroom, laundry room, new mudroom addition, and sitting room with custom wet bar
  • Second Floor: Fully reimagined living room, kitchen, expanded primary suite, and better oceanfront views from top floor windows.

Reimagined Open-Concept for The Top Floor’s Living Room, Dining Room, and Kitchen

The original living room and kitchen layout on the top floor felt closed off and restrictive, preventing homeowners from enjoying the oceanfront setting. The solution? A total kitchen and dining layout redesign introduced an open concept that improves the overall flow between spaces on the top second floor and creates the perfect setting for entertaining while taking in all the views Duck has to offer.

The top floor’s new design uses an open-concept layout to improve the flow between spaces while changing window placement on the north side of the home to make the space brighter and more integrated with indoor-outdoor living. 

All of the kitchen fixtures and finishes are custom-built with durable materials that complement the modern coastal aesthetic. The dining room was reoriented to open toward the ocean-facing deck. The result of this total re-design is the perfect setting for entertaining while fully enjoying the oceanfront setting.

Custom Primary En-Suite Bedroom & Bathroom Extension with Private Balcony

Before our custom primary suite extension, the main bedroom in this home felt dark, outdated, and lacked intentional design elements such as an en-suite bathroom. 

To create a more spacious primary suite, we extended the exterior walls of the top floor, adding valuable square footage while maintaining the home’s structural-integrity. This critical part of the renovation allowed for more livable space by extending outward we could make the room feel more spacious and optimize the window placement by installing additional windows.

With the walls pushed out, the primary suite now features a new sliding glass door leading to an extended private balcony, giving the homeowners an outdoor extension of their retreat. The primary suite also includes luxurious en-suite bathroom with premium finishes including a custom-tiled shower with a frameless glass enclosure, stand-alone vanities, and high-end hardware.

First Floor Living Area Improvements

With three additional bedrooms, two full bathrooms, and a new laundry room and half bath located on this level, our design focused on efficiency, convenience, and a seamless connection between spaces. 

The second floor of this home is now more functional and maximizes flow, usability, and square footage. Previously, the space was compartmentalized, had popcorn ceilings, and wooden chairrails that dated the space, limited natural light, and made utilizing the space difficult.

The original sitting area on this floor lacked cohesion with the rest of the home. The space was underutilized because of the stackable washer and dryer in the closets. To make the space more inviting, we removed the middle closets and installed a custom-built wet bar, adding style and functionality.

The wet bar installation enhances entertaining options maximizing previously wasted space with stylish cabinetry and countertops that complement the home’s coastal feel. We also added updated lighting and finishes to create a more relaxed atmosphere.

Half Bath Addition & Laundry Room Relocation

One of the most practical updates in the second-floor renovation was the relocation of a mudroom and half bath that significantly improves the home’s oceanfront use. The laundry and half-bath addition provides a designated space for beach-going guests and homeowners to enter the house from the oceanside second-floor deck entrance eliminating the need to trek upstairs or into private bedrooms.

Covered Ground-Level Entry

With all major living spaces located on the top floor, the owners of this oceanfront home in Duck found it increasingly difficult to navigate their home. To improve accessibility and convenience, we introduced a new ground-level entryway expansion with a brand-new custom staircase and state-of-the-art elevator installation, ensuring easy access to every floor.

Enclosed Front Entry with New Stairs and Elevator installation

Before the renovation, the home’s ground level primarily served as storage space and a covered carport, offering no direct interior access to the main living areas. Our team reimagined this space, creating a dedicated enclosed front entryway that connects all floors seamlessly by:

  • Installing a custom staircase
  • Expanded the lower level to house a full-service elevator, for effortless movement across all three floors.
  • Designing and building an enclosed, weather-protected entry, ensuring a welcoming and functional transition into the home.

Oceanfront Home Exterior Renovations

Exterior upgrades are as crucial as interior improvements when renovating an oceanfront home. The constant exposure to salt air, high winds, and shifting sands means that every material must be chosen with durability in mind. For this renovation, we focused on enhancing weather resistance, modernizing the home’s curb appeal, and integrating the newly expanded spaces into the existing structure.

The walls were framed for the top floor’s primary suite and second-floor expansion, we needed to address the existing cedar siding. As a part of our exterior renovations, the cedar siding was repaired and re-stained while new PVC trim, Everlast board-and-batten siding, and updated window and door casings were used to refresh the entire facade of the home.
